How did you asertain that there is some vacant land, about $25k in unclaimed cash, and 8 possible heirs? Did you purchase a list of unclaimed property or did you go online to your state's unclaimed assests accounts, often times reffered to as the states escheat list? Who has been paying the taxes on the vacant land for the past 13 years. If no one paid the taxes , one can assume that some local, or state agency has already confiscated it and auctioned it off. As far as the $25K in cash, in all probalility if a legal heir exists that person would have already claimed it. Some Sates still allow you to act as a middleman and locate the legal heirs and offer them the information they need to claim the assets. Those states that still allow that pratice usually regulate the the fee you can ask for. It's a lot of work for little return. Now as to your last question, you cannot claim that which you have no legal right to. That;s called fraud and when caught you will go to jail.
